An appraiser does not perform the same complete condition investigation as a home inspector. An appraisal also does not replace title review, insurance approval, environmental testing or legal advice.
An Appraisal Is Not a Home Inspection
The appraiser may observe readily visible condition issues, particularly when they affect value or loan requirements, but generally does not fully test:
- Plumbing
- Electrical systems
- Sewer line
- Roof
- Foundation
- HVAC
- Pool equipment
- Chimney
- Pest conditions
- Environmental hazards
An Appraisal Is Not Title Insurance
The appraiser does not insure ownership, liens, easements or other title matters.
An Appraisal Is Not a Permit Guarantee
The appraiser may consider additions and available records, but the report does not necessarily certify that all improvements were properly permitted.
