California Closing Costs, Prorations & Final Documents
Closing costs are the expenses attached to completing the transaction beyond the purchase price. This guide explains what may be included for buyers and sellers, how prorations and supplemental property taxes work, which title, escrow and lender charges can appear, and how to review the final documents and send your funds safely.
Every article in this guide keeps the same ground rules. There is no universal California closing-cost percentage, and no single statewide rule assigns every expense to the buyer or seller. The purchase agreement, the loan, the property, the providers and the location determine what actually appears at closing. Down payment, closing costs and cash to close are separate figures; prorations are not fees; prepaid expenses are not lender charges; transaction escrow is not a mortgage impound account; and an existing tax proration is not a supplemental tax bill. Loan and disclosure rules change, so current requirements should be verified with the lender, escrow, title, county and official government sources before relying on them. These guides are general education, not individualized lending, tax or legal advice; direct your own transaction questions to a qualified mortgage professional, escrow or title professional, CPA or attorney, and treat Property DNA research as one optional supporting tool under our services, not as a closing-cost calculation, title policy or tax service.
