Each recorded deed of trust represents financing that has placed a lien on the property, usually with a recorded amount. The history shows patterns: how often the owner refinanced, whether equity was drawn out, and roughly what debt levels the property has carried. Larger context, like whether a senior loan remains outstanding, comes into focus through escrow and lender payoff statements.
Why loan history matters
A property with heavy recorded debt may leave little room for new financing. A property with an older, larger senior loan may need that loan paid off before closing, affecting seller proceeds and timelines. An investor may see a leverage pattern that signals distress or opportunity. Knowing the recorded picture early helps you ask the right questions and structure the transaction realistically.

Recorded loan activity shows what was recorded against the property, not what is currently outstanding. Payoff amounts, current balances, and loan terms are confirmed by lenders through the formal payoff process during escrow, not from recording data alone.
