APR, or annual percentage rate, is a measure designed to reflect the mortgage interest rate plus certain loan charges over time. It is not the same as the note rate used to calculate the monthly principal and interest.

Why Is APR Usually Higher?

APR may include specified costs such as:

  • Interest
  • Points
  • Certain lender fees
  • Mortgage insurance in applicable calculations
  • Other finance charges required by regulation.

Not every transaction expense is included.

How Can Buyers Use APR?

APR can help compare loans with similar structures and terms. It is less useful when comparing fundamentally different loan periods, expected ownership durations or adjustable-rate risks without further analysis.
