An MLS, or multiple listing service, is a system real estate professionals use to enter and share property-listing information. California does not operate through one single universal statewide MLS.
What Information May Be Included?
Depending on the listing and system, information may include:
- Price
- Property characteristics
- Photographs
- Showing instructions
- Listing status
- Days on market
- HOA information
- Public remarks
- Agent-only remarks
- Disclosures or supplements
- Offer instructions
Not every field is independently verified, and information may contain errors or change.
Is the MLS a Public Website?
The full professional system is generally available to authorized real estate professionals. Portions of listing data may be distributed to public property-search websites. That is why public sites can display similar information while differing in update speed, formatting or available details.
Does Every Property Appear in the MLS?
No. Some properties may be:
- Privately marketed
- Exempt from broader distribution
- Sold directly
- New construction
- Auction property
- Off-market
- Not actively available
Can Buyers Rely on MLS Information?
Treat the listing as a starting point. Buyers should verify facts important to their decision through inspections, disclosures, public records and appropriate professionals.
